Natural experience
 

We believe in a green and natural vacation experience. The unique nature that surrounds us is given even more space and made even more visible. We are renovating the park, facilities, and lodging options. The landscape forms the basis of the park: the accommodations are "guests" here, so to speak, and form an addition to the landscape. We like to connect with the landscape around us. That's why we use plants native to the area and no more exotics. We also try to set up our sites as animal-friendly and natural as possible.

Since the transformation began in 2019, some one hundred lots have been realized. As of January 1st, 2021, accommodations that are 25 years old are no longer allowed.  We fully understand that the initiated innovations and guidelines will affect your current but certainly also your future stay at Vakantiepark De Klepperstee.

Now is the time to complete all the year site fields step by step. In 5 phases, we will completely redesign the 10 remaining fields. Soon, there will be room for cabins, but under certain conditions it will be possible to move existing chalets and mobile homes to a new lot.

No doubt, the first questions are presenting themselves already. Therefore, first read the information below carefully at your leisure. With this, we hope to answer a lot of questions for you right away.  

Planning

2018: announcement of Klepperstee's future vision.
2020: end of accommodations that are age 25 or older. 
2022: announcement of the redevelopment of the annual fields:

  • 2023-2024: Torenvalk & Albatros + Kievit 50 through 61
  • 2024-2025: Zilvermeeuw & Koolmees
  • 2025-2026: Kievit & Grote Stern
  • 2026-2027: Nachtegaal & Preekhil
  • 2027-2028: Zeekoet & Zeevalk 

Good to know: the annual field will be completely redeveloped from November through March. While this work takes place, the entire annual field is considered an official construction site, with associated restrictions. This may mean, among other things, that there are short periods without electricity, water, and internet, and that accessibility (by car) is limited. Taking these circumstances into account, access to your accommodation remains possible. The redevelopment is an important investment for the future and makes the annual field completely future-proof. In this context, the road structure will be adapted, the infrastructure will be renewed and reinforced, central parking lots will be created, and the vegetation will be renewed while preserving as much existing and local vegetation as possible. 

How & what

Starting in November 2023, we will work in 5 phases to complete the cabin fields. On each field, we will take care of the cabin sites, infrastructure, roads, parking lots, and more. We will do this every year in the winter months so as to affect as few people as possible. 

  • How do I stay informed about the progress?

The above schedule up to 2028 is, of course, subject to change. There is simply a chance that certain work will be delayed. That's why you will get an update from us every September. This update outlines the work we will be doing over the upcoming winter. And we will also look ahead to next winter's activities. 

  • My field is not due for a few years. Is it possible to manage a specific plot earlier?

In certain cases, this can sometimes be possible. For example, lots that are vacant or where an old mobile home is being replaced. Together with the technical department, we will determine the feasibility. It depends on many factors. Costs, of course, but also technical capabilities such as power supply and intensity of work.

  • I had already started working on a design for a new accommodation because my mobile home will soon no longer meet age requirements.   What is the best thing to do now? 

In that case, make sure to contact the cabin team. We will work with you to look at the possibilities. The easiest way is to send an email to owner@klepperstee.com .

  • I already have a cabin. What will change for me?

Other than the fact that we will be renewing the infrastructure on this particular field, nothing will change for you. The above schedule does give you an idea of when your field will be completed. 

  • Why is the Lepelaar not in the list of fields?

The Lepelaar no longer needs to be subdivided, as the sites on this field are already fully landscaped. For accommodations, the 25-year rule applies: a 25-year-old chalet or mobile home must be replaced. 

  • And Magneet/Paddestoel?

Since 2012, we have been operating Camping De Magneet / Paddestoel and have maintained the existing grounds and kept them up to date in order to provide our guests with a pleasant environment. However, the campsite has now been in existence for almost 60 years, and in due course, renovations will have to take place. Although there are currently no concrete plans for the future, we are already considering the long-term development of the campsite and the quality improvements that will need to be implemented in time. Unfortunately, this is a process that takes time and may involve decisions that could affect the stay of seasonal pitch holders. To avoid disappointment and unnecessary investments, it is therefore not permitted to replace existing accommodations or to install new accommodations and/or sheds, etc. Should changes take place in the future, we will inform you in good time.

Allotment: rules of the game and points to note

In the period until your field is allotted, nothing will change for you as an annual pitch holder. However, it is important that you let us know in good time if you want to participate in the allotment and what your plans are. To give you an idea of the activities, we list the most important ground rules and points to note for you.

  • What are the conditions to participate in the allotment with an existing accommodation?
    • up to and including 15 years: A mobile home or chalet that is 15 years old or younger in the year of allotment can move with you. It is important that your accommodation is technically in a good condition at that time and that it also meets the requirements for a new annual pitch. We will assess this in the year of allotment. 
    • Older than 15 years: Accommodations older than 15 years at the time of allotment cannot move.  
       
  • Will I be able to choose my own plot?

If you are moving to a new lot with an existing accommodation, we would like you to let us know which site you prefer. We will carry out the definitive assignment of sites. Please note that you can only express preference for lots in your own field.    

  • How do I know exactly which lots are available to me?

On the redesigned field, we are reserving lots for new cabins and for existing accommodations. Depending on your situation, you can indicate a preference.

  • I now have a young mobile home that will be fine in terms of age for the allotment, but I prefer to switch to a new cabin. How will that work?

In fact, we encourage this switch. So when you choose a cabin right away at the time of allotment, you will get first choice of lots reserved for cabins.  

  • I now have a mobile home that will soon be too old to participate in the allotment. Can I still choose a new spot on my field? 

Of course you can! In that case, please indicate to us that you opt for a cabin in the allotment. You can then specify a preference for a cabin lot.

  • Can I include my existing shed or other addition in the subdivision?

No, that is no longer possible. We explicitly choose to give the new Klepperstee a unified look. Of course, you will get the space to put a shed on your new lot. However, we impose conditions on them, such as its materials and colors. 

  • Where can I put my mobile home or chalet on my new lot?

We will assign a suitable location and position for your accommodation in advance. We will also designate a suitable site for a new shed. 

  • Do the style rules also apply to my existing chalet or mobile home?

Yes, those regulations apply to some extent to existing accommodations that are being relocated. This means, for example, that your mobile home is buried. And on new lots, only wooden decking is allowed. 

  • Who takes the reigns on all this work and movement?

We will do that for you. We will coordinate moves on our property. Keep in mind that the costs involved in moving your chalet are also your responsibility. The Klepperstee will, of course, bear the cost of work on all public facilities.

  • Will I be paying more for a new lot? 

Do take that into account. This is because most of the new lots are a lot bigger than the average annual site is now. If that is the case for you too, you'll be in a higher rate group. At this time, this rate group has not been determined. New rate groups will take effect on January 1st, 2024. 

  • What about my lease when I move to a new lot? 

Your annual pitch on a new plot is also subject to the usual 1-year agreement with its terms and conditions.

- During allotment, I may not be able to use my accommodation. Is there some form of compensation? 

No. It's correct that it is possible that at certain times, you may not be able to use your accommodation and/or the facilities may be hard to use or unusable. For this reason, major work around the allotment is scheduled during a period (November through March) when we know that guests make little or no use for their accommodations. However, the aim is not to carry out any major work on weekends and during the Christmas holidays. These are one-time, necessary improvements to grounds and infrastructure (including underground), designed in part to provide you with a pleasant stay in the years to come. Of course, we will not allow work to take unnecessarily long, but in doing so we also depend on outside parties, weather, and equipment availability.

  • How should I leave my lot when I move to a new lot? Or when I leave for good?

It doesn't matter whether you participate in the allotment or choose to leave De Klepperstee. In both cases, you are supposed to remove the accommodation and any outbuildings.   If you leave when the particular field where you are standing is being subdivided, you may leave what is left on the lot and we will dispose of it and clean it up.

  • I actually wanted to sell my existing property in the next year. Can I still do so?

Yes, selling is, in principle, still possible. At least, if your property is less than 20 years old at the time of sale. Beforehand, we make an assessment of whether the property is still suitable for sale. Good to know: the new owner cannot sell the property before the allotment. 

  • Can I also sell my existing accommodation and move to a new cabin myself?

No, that is not possible.
